Common questions about commission splits

What is a typical real estate commission split?

Most brokerages split commission somewhere between 50/50 and 90/10 in the agent's favor, often on a graduated scale that improves as the agent hits production milestones or a yearly cap. Newer agents and those on heavier support models tend to sit closer to 50/50, while established producers on lower-service models often keep 80% to 100% after a cap.

What is a franchise fee and who charges it?

A franchise fee is a percentage of gross commission that a brokerage pays to its national or regional brand, typically 5% to 8%. Independent brokerages that are not part of a franchise network usually do not charge this fee at all.

Does the franchise fee come out before or after my split?

At most franchised brokerages, the franchise fee is deducted from gross commission first, and the remaining amount is what gets divided between agent and brokerage. This calculator follows that order, since it is the more common structure and it changes the final number more than people expect.

What is a commission cap?

A cap is the total amount an agent pays the brokerage in a given year, after which the agent keeps 100% of commission for the rest of that period, minus flat fees. Caps reset annually and vary widely by brokerage and market.

Why does my payout differ from what this calculator shows?

This tool models a single, standard deduction order: franchise fee, then split, then a flat transaction fee. Referral fees, co-op commission splits with a buyer's agent, tiered or capped split structures, and state-specific deductions can all change your actual number.
