What is a basis point in loan officer compensation?

A basis point (bps) is one hundredth of one percent. 100 bps equals 1% of the loan amount, so a 100 bps commission on a $400,000 loan pays $4,000. Commission plans are almost always quoted in bps because loan amounts are large enough that small percentage differences add up to real money.

What is a typical loan officer commission rate?

Retail loan officers averaged roughly 92 to 103 bps in 2025. Rates vary by channel: banks and credit unions often pay 50 to 80 bps plus a base salary, while independent brokerages and lenders commonly pay 100 to 150 bps with little or no base.

Why might a higher bps offer actually pay less?

A higher headline rate can be offset by a lower base salary, paying out of pocket for leads or marketing, or higher desk and admin fees. This calculator nets all of those against the commission difference to show what actually changes in your account each month.

Does this include per-loan fees or processing splits?

Not directly. This tool models commission at the volume level, plus flat monthly base salary and cost changes. If your plan has a per-loan flat fee or a tiered rate that changes with production, use your average monthly volume and blended rate to approximate it.

Are loan officers allowed to be paid based on loan terms?

No. Under the SAFE Act and Dodd-Frank rules enforced by the CFPB, loan officer compensation cannot vary based on the interest rate or other terms of the loan. Commission is tied to loan amount, not the terms offered to the borrower.
