Physical Inspections: Conduct regular physical inspections of the property, units, and common areas to ensure safety, curb appeal, and compliance with all building codes.
Risk Management: Implement safety programs, ensure proper insurance coverage, and minimize liability risks for the property.
3. Tenant/Resident Relations and Leasing
Tenant Retention: Implement strategies to maintain high occupancy rates and foster positive resident relations.
Leasing Supervision: Oversee the Leasing Agent(s), ensuring effective marketing, screening, and execution of new and renewal leases, adhering to Fair Housing laws.
Conflict Resolution: Handle elevated tenant issues, complaints, and legal matters (e.g., small claims court appearances).
4. Administrative and Compliance
Legal Compliance: Maintain strict compliance with all local, state, and federal laws, including landlord-tenant laws, ADA requirements, and environmental regulations.
Record Keeping: Ensure accurate and detailed property records, including tenant files, financial transactions, and maintenance logs.
Education: Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field is highly preferred.
